Our family offers land clearing on Hilton Head Island for overgrown lots and brushy lot lines. The island sits about 20 miles northeast of Savannah, and the town had 37,661 residents at the 2020 Census. Our Kubota SVL compact track loader with a forestry mulching head grinds brush and saplings into mulch on the lot. Every year, our family mulches the understory on its own 327-acre tract in the ACE Basin, near Yemassee.
The Town of Hilton Head Island incorporated in 1983 and passed its Land Management Ordinance in 1987. Its Natural Resources Division enforces the ordinance, and the island has unusual tree cover for how built up it is. So before the mulcher starts, we sort out with you what the rules allow on your lot. On the mainland next door, our coverage includes Bluffton as well.
Tell us about your ground and we will get right back to you.
The Town's Tree Ordinance protects native understory, such as shrubs and grasses, right alongside the trees. Underbrushing, or bush hogging, on an undeveloped lot can be done only with written permission from the Town. The Town also says care must be taken to stay out of all protected buffers and wetland areas. Those rules matter for a vacant lot you want walkable again, or an overgrown lot headed for a sale.
On an undeveloped lot, our work starts once you have the Town's written permission in hand. At the free estimate, we look over the lot with you and flag each tree you want to keep. Then our lot and homesite clearing mulches brush and saplings on the ground you are cleared to work. Vines along a lot line get ground up too, and the mulch stays on the lot as ground cover.
About 70 percent of the island sits inside gated communities. Charles E. Fraser began Sea Pines in 1956, and Hilton Head Plantation, Palmetto Dunes, Shipyard and Port Royal Plantation followed. Typically, a single-family lot inside a Planned Unit Development District has no Town buffer. Even so, the Town says to always check with your property owners association, or POA, before cutting any trees. The Town adds that lots inside some communities may also need POA or private Architectural Review Board approval.
In overlay neighborhoods such as Folly Field, Forest Beach and Holiday Homes, single-family lots have protected buffers. There, the Town requires a Natural Resource Permit before trees are cut down. Our forestry mulching grinds brush and saplings outside those buffers, and the buffer plants stay put. A wooded homesite headed for a house plan follows the same order: approvals first, then the mulcher. This is general information, not legal advice, so confirm your lot with the Town.
Broad Creek, a tidal marsh, separates the two halves of the island. Even on single-family lots, native plants and trees in the tidal wetland buffer must not be disturbed or removed. On marshfront and beachfront lots, limited pruning for views may be permitted, but removing plants or trees is not allowed. We leave the tidal buffer alone and mulch only the upland ground you are cleared to work. Our guide to clearing wet ground covers the state and federal wetland rules.
The trees you keep stay standing, and the mulcher works the brush and saplings around them. The Town calls specimen trees large, healthy trees that stand out as excellent examples of their kind. One that is not dead, dying or diseased cannot be removed without a variance from the Board of Zoning Appeals. Work near a specimen tree must be reviewed and approved by the Town first, and our mulching waits for that. Fraser even reshaped the Harbour Town marina to save an ancient live oak that became known as the Liberty Oak.
